Property surveys in Bordeaux : what you need to know

Bordeaux has a very large stock of old buildings. Dressed-stone buildings dominate the centre, from Saint-Seurin to the Chartrons and Saint-Michel. Échoppes, low stone houses, fill Saint-Augustin, Nansouty, Saint-Genès and Caudéran. Much of Bordeaux's housing predates 1 January 1949, so a CREP (lead report) is very common, for sale and letting alike. Buildings with a permit dated before 1 July 1997 need an asbestos survey, even after renovation. Gas and electrical installations over 15 years old are inspected. As most flats are in co-ownership, a loi Carrez (floor area) measurement is almost always needed. To let, you need the loi Boutin living area and a DPE (Energy Performance Certificate): G-rated homes have been banned from letting since 1 January 2025, and F-rated homes will be from 2028. A termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address.
