Property surveys in Libourne : what you need to know

Libourne is a bastide (medieval planned town) at the confluence of the Isle and the Dordogne. The centre keeps its grid layout, stone townhouses and old buildings around the arcaded square. The quays retain buildings linked to the wine trade. Outside the centre, there are 20th-century districts of detached houses, blocks of flats and more recent estates.

In the old centre, almost all homes were built before 1 January 1949, so a CREP (lead report) is the rule. Old buildings split into flats require the loi Carrez (floor area) for each flat sold. For any permit predating 1 July 1997, an asbestos survey is mandatory, including in renovated private areas. Gas and electrical installations over 15 years old must be inspected. Landlords must provide a DPE (Energy Performance Certificate) and the loi Boutin living area: G-rated homes are barred from letting since 1 January 2025, F-rated homes will follow in 2028.
