Asbestos survey in Bordeaux
Pre-sale asbestos survey and DAPP (private areas asbestos file) in Bordeaux and the Gironde.
An asbestos survey identifies materials containing asbestos in a home or commercial unit. In Bordeaux and the Gironde, it applies to much of the older housing stock: échoppes (single-storey stone houses), stone apartment buildings and houses from the 1960s to the 1990s. Selling? The report is part of the technical survey file handed to the buyer.
CBDI, a property survey firm based in Mérignac, visits within 24/48 hours across the Bordeaux metropolitan area, the Médoc, the Arcachon Basin, the Graves and the Libournais. You receive the report within 48 hours.
When is an asbestos survey required?
When selling, an asbestos survey is mandatory for any property whose building permit was issued before 1 July 1997. House, flat or business premises: the rule is the same. Without this report, the seller cannot be released from liability for hidden defects on this point.
In a co-ownership building, the DAPP (dossier amiante des parties privatives, private areas asbestos file) applies to let homes and must be available to tenants. Before works or demolition, a specific survey is required: see our dedicated page on pre-works asbestos surveys.
What we check during the visit
The surveyor inspects every accessible room, including lofts, cellars and garages. They look for list A and list B materials: sprayed coatings, pipe lagging and false ceilings, as well as ducts, floor tiles, fibre-cement roof sheets, renders and partitions.
If a material is in doubt, a sample is taken and analysed by an accredited laboratory. Each material found is located, photographed and assessed for its condition. The pre-sale survey is non-destructive: nothing is dismantled.
How long is an asbestos report valid?
If the survey finds no asbestos, the report is valid indefinitely, provided it was issued on or after 1 April 2013. An older report must be redone before the sale.
If asbestos is found, the report sets out what to do depending on the condition of the materials: monitoring, periodic checks or works. These checks must be carried out within the timescales given in the report.
Bordeaux and Gironde buildings concerned
In Bordeaux, the échoppes and stone buildings of the Chartrons, La Bastide and Caudéran have often been renovated over the decades. Floor tiles, ducts and tile adhesives laid during those works may contain asbestos.
Houses built between the 1950s and 1990s in Mérignac, Pessac, Talence and Bègles are directly concerned, as are the residential estates on the right bank. In the Médoc, in Lacanau, Carcans or Hourtin, timber houses and holiday homes often have fibre-cement sheeting. Wine estate buildings and villas around the Basin too.

Frequently asked questions : asbestos survey
My property was built in 1998. Do I need an asbestos survey?
No. The asbestos survey is only required for a sale if the building permit was issued before 1 July 1997. What counts is the date of the permit, not the date the works were completed. If in doubt, look for the permit in your title deeds or ask the town hall. We check this with you when you request a quote.
How long does the visit take?
It depends on the floor area and on access to lofts, cellars and outbuildings. A flat takes less time than a house with a garage and an attic. Make sure every room is accessible, including utility cupboards. The asbestos survey is usually carried out during the same visit as the other sale surveys, which saves you several appointments.
Who pays for the asbestos survey?
For a sale, the seller pays. The report is part of the technical survey file attached to the preliminary sale agreement or, failing that, to the deed of sale. For a letting, the DAPP is paid for by the landlord. For a pre-works survey, the client commissioning the works pays, usually the owner.
What happens if asbestos is found?
You can still sell. Asbestos does not prevent a sale: the buyer simply has to be informed. The report gives the condition of each material and the action to take. Depending on the case, it recommends monitoring, a periodic check or removal or encapsulation works carried out by a certified contractor.
Is my old asbestos-free report still valid?
Yes, if it was issued on or after 1 April 2013 and found no asbestos: it is then valid indefinitely. A report issued before that date must be redone, as the list of materials to check was extended. Send us your old report and we will tell you whether it can be reused before quoting.
