Property surveys in Lacanau

33680 — Gironde

Lacanau is a seaside resort on the Atlantic coast, known for its lake and its ocean beaches. About 45 km from our office in Mérignac, it is a town where CBDI regularly carries out every mandatory property survey, whether you are selling, letting or planning works.

Property surveys in Lacanau : what you need to know

Lacanau has three faces: the old village, the lakeside and the resort of Lacanau-Océan. In the resort, early 20th-century seaside villas stand next to seafront blocks and residences from the 1960s to the 1980s. Around them, holiday homes and recent houses are set within the forest.

Villas built before 1 January 1949 need a CREP (lead report). Buildings and houses with a permit dated before 1 July 1997 must have an asbestos survey. Gas and electrical installations over 15 years old are inspected, second homes included. In co-ownership, the loi Carrez (floor area) measurement is mandatory to sell a flat. For a year-round let, the loi Boutin living area and the DPE (Energy Performance Certificate) are required: G-rated homes have been banned from letting since 1 January 2025, F-rated homes will be from 2028. A termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address, all the more so as timber is widely used in local buildings.

Depending on the property's location, the ERP (risk statement) may mention coastal retreat, a well-known issue on the Lacanau-Océan seafront, as well as wildfire and clay shrink-swell. We work in Lacanau all year round and can carry out the visit in your absence, with access handled by a third party.

Frequently asked questions in Lacanau

Which surveys do I need to sell a house or flat in Lacanau-Océan?

It depends on the age and type of property. Every sale needs a DPE (Energy Performance Certificate) and an ERP (risk statement). Building permit issued before 1 July 1997: asbestos survey. Built before 1949: CREP (lead report). Gas or electrical installations over 15 years old: gas and electrical safety checks. Termites: if the area is covered by a prefectoral order. For a flat in a shared building, add the loi Carrez floor-area measurement. Send us the address and year of construction: we will confirm the exact list with a free quote within 24 hours.

I let my holiday home: which surveys are mandatory?

For a year-round let, furnished or unfurnished, the landlord must provide a DPE (Energy Performance Certificate), an ERP (risk statement) and a loi Boutin living-area measurement. Depending on the property's age, you also need a CREP (lead report, pre-1949) and gas and electrical safety checks (installations over 15 years old). For short-term holiday lets, the rules have changed in recent years and can vary from one town to another. Registration is handled by Lacanau town hall, so check with them before the season. We can carry out the DPE and any other survey required.

My property is on the seafront: what does the ERP say about coastal erosion?

Lacanau is a coastal town exposed to erosion. The ERP (risk statement) is mandatory for both sales and lettings. It lists the known natural and technological risks at the property's address. It also states whether the property lies in an area exposed to shoreline retreat, where such an area has been officially mapped. The ERP must be less than 6 months old when the contract is signed. We prepare it from the official documents in force. If you are planning building work near the ocean, also check with the town hall's planning department.

My timber house is in the forest: do I need a termite inspection?

A termite report is required for a sale when the area is covered by a prefectoral order. The order creates the obligation, not the type of building. A timber house is therefore not automatically affected, and a block-built house can be. Give us the address and we will check whether it falls within an affected area. If it does, the report must be less than 6 months old at signing. Even when it is not mandatory, an inspection of the roof timbers, decking and joinery can spare you an unpleasant surprise.

Can you carry out the surveys at my holiday home while I am away?

Yes, this is common in Lacanau. You can leave the keys with an estate agent, a key-holding service, a neighbour or a caretaker, and we will agree the time and place of collection together. We can usually visit within 24 to 48 hours. Your reports are emailed to you within 48 hours, and we remain available by phone for any questions. Please make sure we can reach the meters, the fuse board, the loft and any outbuildings: the surveyor needs to inspect every room. Anything left locked will be recorded as not inspected in the report.
