Property surveys in Carcans : what you need to know

Carcans combines a Médoc village, areas around the lake and the resort of Carcans-Maubuisson, with access to the ocean. Housing mixes old village houses, holiday homes from the 1960s to the 1980s, timber houses and holiday residences. Many homes are second homes or seasonal lets.

Holiday homes with a building permit dated before 1 July 1997 need an asbestos survey: corrugated sheets, flues or suspended ceilings are common. Village houses built before 1 January 1949 require a CREP (lead report). Gas and electrical installations over 15 years old are inspected, and off-mains drainage has its own inspection in some areas. In residences, the loi Carrez (floor area) measurement is mandatory to sell a unit. For a year-round let, plan for the loi Boutin living area and the DPE (Energy Performance Certificate): G-rated homes have been banned from letting since 1 January 2025, F-rated homes will be from 2028. A termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address, a sensitive point for timber houses.

Depending on the property's location, the ERP (risk statement) may mention wildfire, coastal retreat in areas near the ocean, and clay shrink-swell. We plan our trips to Carcans in advance, both in and out of season.
