Termite survey in Bordeaux
The termite report you need to sell a property in Gironde, delivered within 48 hours.
Selling a house or a flat in Bordeaux, Mérignac or the Médoc? If your town is covered by a prefectoral order, the termite survey is part of the technical survey file handed to the buyer. Without it, the sale can be held up at the notaire.
CBDI, Cabinet Bordelais Diagnostic Immobilier, carries out termite surveys across Gironde. Our surveyors are Qualixpert-certified and insured. We visit within 24 to 48 hours and send your report within 48 hours.
When is a termite survey compulsory?
A termite survey is required when you sell a building located in an area defined by a prefectoral order. Gironde is heavily exposed to subterranean termites, and many towns in the Bordeaux metropolitan area and the Médoc are affected.
These areas can change. Before quoting, we check whether your town is covered by a prefectoral order. If it is, the report is attached to the preliminary contract and then to the final deed of sale.
What we check during the visit
The surveyor inspects every accessible room, from the cellar to the loft: floors, skirting boards, door and window frames, roof timbers, staircases and joinery. He looks for signs of activity: galleries, earth tubes, damaged or flaking wood.
Probing is non-destructive. The surroundings are checked too: tree stumps, log piles, fences and outbuildings. Please clear access to the loft, crawl space and outbuildings, and have the keys ready.
How long it is valid, and reporting to the town hall
A termite survey is valid for 6 months. It must still be valid on the day the final deed is signed. If the sale drags on, it has to be redone.
If termites are found, the law requires you to report them to the town hall (mairie). The report shows the affected areas, so you can arrange treatment and inform the buyer openly.
Bordeaux and Gironde properties at risk
Bordeaux stone houses (échoppes) and stone buildings often hide timber floors, joists and staircases. In Chartrons, Caudéran or La Bastide, older flats in shared ownership need a careful inspection of every accessible private area.
Houses in Mérignac, Pessac, Talence and Bègles often have gardens, sheds and wooden fences. In the Médoc and Lacanau, timber houses and second homes can stay shut for long periods. Wine estate buildings, cellars and outbuildings also need a thorough visit.

Frequently asked questions : termite survey
Is my town covered by the termite requirement?
It depends on the prefectoral order in force. In Gironde, many towns are classified as termite areas, particularly in the Bordeaux metropolitan area and the Médoc. Give us the property address and we will check whether your town is covered by a prefectoral order before we visit. If it is not, we will tell you and you avoid an unnecessary cost.
How long is a termite survey valid?
It is valid for 6 months. The report must still be valid when the final deed is signed at the notaire. If the sale is delayed, it must be redone. To limit that risk, book it once an offer is taking shape: we visit within 24 to 48 hours and send the report within 48 hours.
Who pays for the termite survey?
The seller. The termite survey is part of the technical survey file the seller must give the buyer. It is attached to the preliminary contract and then to the final deed. We send you a free quote within 24 hours, and you can combine it with your other sale surveys in a single visit.
How long does the visit take?
It depends on the floor area, the number of rooms and any outbuildings. A flat is quicker than a house with a garden, garage and shed. The surveyor needs access to every room, the loft and the crawl space. Have keys ready and clear the access points: the visit will be quicker and the report more complete.
What happens if termites are found?
You can still sell. The report describes the affected areas and the buyer purchases with full knowledge. Termites must be reported to the town hall. You can have the property treated by a specialist firm, then negotiate openly. Keeping quiet about it would expose you to a dispute after the sale.
