Property surveys in Bruges : what you need to know

Bruges borders the north of Bordeaux. The old village keeps a few stone houses and échoppes. Most housing dates from the second half of the 20th century: detached houses, small residences and blocks from the 1960s to the 1990s. The town has since seen many recent developments, both flats and terraced houses, often in co-ownership.

Houses and blocks with a building permit dated before 1 July 1997 need an asbestos survey before a sale. For older village houses built before 1 January 1949, a CREP (lead report) is added. Gas and electrical installations over 15 years old are inspected. In residential blocks, the loi Carrez (floor area) measurement is required to sell a unit. Recent homes usually get good DPE (Energy Performance Certificate) ratings, but 1970s flats may be rated F or G: since 1 January 2025 a G-rated home can no longer be let, and F will follow in 2028. For a let, the loi Boutin living area is also required. A termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address.

Depending on the property's location, the ERP (risk statement) may show flood risk from the Garonne or the jalles (local streams) in the north of the town, as well as clay shrink-swell. Bruges is a quarter of an hour from our office: appointments are easy to arrange.
