Loi Carrez floor area survey in Bordeaux
The exact private floor area of your shared-ownership unit, so your sale has no nasty surprises.
Selling a flat in Chartrons, a house within a shared-ownership scheme in Talence or a studio in Mérignac? The loi Carrez (floor area certificate) figure must appear in the preliminary contract and in the deed of sale. A mistake can cost the seller dearly.
CBDI measures your unit with a laser rangefinder and applies the loi Carrez calculation rules. Based in Mérignac, we cover Bordeaux and all of Gironde, visiting within 24 to 48 hours and reporting within 48 hours.
When is a loi Carrez survey compulsory?
The loi Carrez applies when you sell a unit in a copropriété (shared-ownership building or estate): a flat, a house within a copropriété, or other premises. The private floor area must be stated in the preliminary contract and in the final deed.
The measurement commits the seller directly. Using a certified, insured professional protects you if the buyer challenges the figure.
What we measure and what we exclude
The Carrez area is the floor area of enclosed, covered rooms, after deducting walls, partitions, steps and stairwells, ducts, and door and window recesses. Any part with a ceiling height below 1.80 m is not counted.
Units or parts of units under 8 m², cellars, garages and parking spaces are also excluded. The report gives the area room by room and lists the excluded areas, which is useful for your listing.
Validity and the cost of an error
A loi Carrez survey has no expiry date. It remains valid as long as no works change the floor area: a partition added or removed, a loft converted, a mezzanine built. After works, it must be redone.
If the actual area is more than 5% smaller than the figure in the deed, the buyer can obtain a price reduction in proportion to the shortfall. The buyer has one year from signing the final deed to act. An accurate survey removes that risk.
Shared-ownership buildings in Bordeaux and the metropolitan area
Bordeaux stone buildings hold surprises: sloping ceilings, mezzanines, attic rooms, thick walls and deep window recesses. In Chartrons, Caudéran or La Bastide, older flats split into several units need precise ceiling height readings.
Newer developments in Mérignac, Pessac, Talence or Bègles raise other questions: loggias, terraces, parking spaces. In the Médoc and Lacanau, second homes in shared ownership often have mezzanines where only part of the floor reaches 1.80 m.

Frequently asked questions : loi carrez floor area
Do I need a loi Carrez survey to sell my house?
Only if your house is part of a copropriété. A detached house outside any shared-ownership scheme is not covered by the loi Carrez. A house within a copropriété, for example in some housing estates, is. Check your title deed or the copropriété rules. If in doubt, we will go through these documents with you.
Can I reuse the measurement from my purchase deed?
Yes, if it was carried out under loi Carrez rules and no works have changed the area since. Be careful: a figure copied from an old listing without checking may be wrong. If you have moved a partition, built a mezzanine or enclosed a balcony, have the unit measured again before signing the preliminary contract.
Who pays for the loi Carrez survey?
The seller, since the seller must state the floor area in the preliminary contract and deed of sale. The seller also carries the risk if the error exceeds 5% against the buyer. We provide a free quote within 24 hours, and the survey can be combined with your other sale surveys.
How long does the measurement take?
Time on site depends on the floor area and number of rooms. A studio is quicker than a large older flat with sloping ceilings and a mezzanine. The surveyor needs access to every room, cupboards included. You then receive the report within 48 hours, with the area broken down room by room.
What does the seller risk if the area is wrong?
If the actual area is more than 5% smaller than the figure in the deed, the buyer can claim a price reduction in proportion to the shortfall. The claim must be made within one year of signing the final deed. On a Bordeaux flat, a few square metres can quickly add up to a significant sum.
