Property surveys in Margaux-Cantenac : what you need to know

Margaux-Cantenac brings together the villages of Margaux and Cantenac, at the heart of the Margaux appellation. Building is dense by Médoc standards: stone town houses, échoppes, former shops with a flat above, and many wine estates with wine stores and outbuildings along the Route des Châteaux (D2). Between the villages and the estuary, the palus are barely built on. A few recent housing estates surround the villages.

A town house built before 1 January 1949 needs a CREP (lead report); a permit issued before 1 July 1997 means an asbestos survey covering garages, wine stores and fibre-cement roofs. Several houses have been split into flats: selling a unit in a co-ownership requires a loi Carrez (floor area) measurement, letting it a loi Boutin one. Owners who let year-round or to seasonal workers must watch the DPE (Energy Performance Certificate): G-rated homes have been barred from letting since 1 January 2025, F-rated homes will be from 2028. Electricity and gas over 15 years old: inspection required.

Depending on where the property stands, the ERP (risk statement) may mention flooding and storm surge in the palus by the estuary, as well as clay shrink-swell. The termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address.
