Property surveys in Avensan : what you need to know

Avensan is where the vineyards meet the forest. To the east, Haut-Médoc vineyards surround a few estates and winegrowers' houses. The village combines older stone houses and modern homes. To the west and south, the forest takes over, with housing estates and detached houses on large plots, popular with families who work in the Bordeaux area.

For a recent house on an estate, the sale file often comes down to a few reports: DPE (Energy Performance Certificate), ERP (risk statement), electricity and gas if the installation is over 15 years old. Asbestos only needs checking if the permit predates 1 July 1997, and lead only for a home built before 1 January 1949, which mainly concerns the old village. Houses away from the mains have off-mains drainage, whose inspection must be less than three years old. For lettings, check the energy rating, with G barred since 1 January 2025 and F from 2028, and have the floor area measured under the loi Boutin.

Depending on where the property stands, the ERP may mention wildfire risk, significant for houses surrounded by pines, and clay shrink-swell. In the areas concerned, the buyer must also be told about the legal duty to clear undergrowth.
