Property surveys in Moulis-en-Médoc : what you need to know

Moulis-en-Médoc gives its name to a small appellation. Housing is split between the village, around its church, and several wine hamlets. You will mostly find stone winegrowers' houses, wine stores and family estates, but also newer detached homes towards Castelnau-de-Médoc. To the west, the parish runs into the forest.

A winegrower's house built before 1 January 1949 needs a CREP (lead report); with a permit issued before 1 July 1997, an asbestos survey is added, wine stores and outbuildings included. Newer houses mainly need the DPE (Energy Performance Certificate) and, once the installation is over 15 years old, electrical and gas inspections. Several estates house seasonal workers: a let home must have a DPE, G-rated homes have been barred from letting since 1 January 2025 and F-rated homes will be from 2028. The loi Boutin applies to any letting of a main residence, furnished or not.

Depending on where the property stands, the ERP (risk statement) may show clay shrink-swell and, for plots near the forest, wildfire risk. The termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address.
