A mandatory audit for some sales of detached houses.
Since 1 April 2023, a regulatory energy audit has been required to sell a detached house rated F or G on its DPE (Energy Performance Certificate).
Since 1 January 2025, the requirement also covers houses rated E, under the Climate and Resilience Act (loi Climat et Résilience). By 2034, it will also apply to properties rated D.
Selling a detached house rated E, F or G? You now need an energy audit to complete the sale.
What does the regulatory energy audit involve?
The energy audit will:
- Assess the whole home: insulation, heating, ventilation and more.
- Propose two renovation scenarios that reach at least a B rating, with cost estimates.
- Give prioritised recommendations, including the financial aid available (MaPrimeRénov' and éco-PTZ, the French state renovation grant and interest-free eco-loan).
This document supplements the DPE but does not replace it. It must be shown from the first viewing and attached to the preliminary sale agreement.

When should the audit be done?
The audit must be carried out before the preliminary sale agreement is signed, as soon as the property is advertised.
Without a valid audit, the sale cannot go through if the property falls into one of the energy ratings concerned.
