Property surveys in the Médoc

From Lacanau to the Pointe de Grave, from Margaux to Lesparre

CBDI covers the whole of the Médoc from our base in Mérignac. On the coast or among the vineyards, we can usually visit within 24 to 48 hours. Your reports are emailed to you within 48 hours.

Selling, letting or planning building work? We carry out every mandatory survey: DPE (Energy Performance Certificate), asbestos, lead, gas, electrics, termites, ERP (risk statement), plus loi Carrez and loi Boutin floor-area measurements. Before renovation or demolition work, we also carry out the required asbestos survey.

Lacanau, our priority on the coast

Lacanau has three sides: the resort of Lacanau-Océan, the lakeside and the old village centre. Many homes are second homes, sold or let as the seasons turn. We work all year round, including while you are away, with a simple key handover.

The seafront is exposed to coastal erosion: the ERP (risk statement) says so when the property lies in an officially mapped area. In the forest, many houses are timber-built. For every address, we check whether a termite report is required.

Property surveys in Lacanau

On the coast: Lacanau, Carcans, Hourtin, Soulac…

From Le Porge to Le Verdon-sur-Mer, the Médoc coast is a line of beaches, lakes and pine forest. Buildings are often fairly recent, yet every sale raises the same questions.

Erosion. Several towns on the Gironde coast are exposed to shoreline retreat. The ERP (risk statement) shows whether your property lies in an exposed area, where one has been mapped. It must be less than 6 months old at signing.

Holiday homes. In Carcans, Hourtin, Vendays-Montalivet or Soulac-sur-Mer, many houses are used only a few weeks a year. A DPE (Energy Performance Certificate) is still mandatory to sell or let. A poorly insulated house heated by electric convector heaters may get a low rating: better to know before you put it on the market.

Timber and termites. Timber-frame houses, chalets, decking and fencing are common. A termite report is required for a sale when the area is covered by a prefectoral order. We check the address before our visit.

In the vineyards: Margaux, Pauillac, Saint-Estèphe…

Along the estuary, from Margaux to Saint-Estèphe by way of Saint-Julien-Beychevelle and Pauillac, the wine-growing Médoc has many old stone houses, winegrowers' homes and farm buildings.

Lead. In a home built before 1949, old paintwork may contain lead. A CREP (lead report) is mandatory to sell or let.

Asbestos. Wine stores, barns and outbuildings roofed with fibre-cement sheets, old flues and floor tiles are common. An asbestos survey is mandatory for a sale when the building permit predates 1 July 1997. Before renovation or demolition work, a specific survey is required.

DPE. Thick walls, old windows, oil or wood heating: the DPE (Energy Performance Certificate) of an old house needs careful measurements. Gather your invoices for insulation and heating work, as they can be taken into account in the calculation.

Forest, marshland and estuary

Between the coast and the vineyards, the Médoc is also a land of pine forest, marshes and estuary banks. Each setting has its own risks, and the ERP (risk statement) lists them for the property's address.

Forest fires. Many wooded towns in Gironde are exposed to wildfire risk. Where a prevention plan applies, the ERP mentions it. For brush-clearing obligations, check with your town hall.

Flooding and coastal flooding. Near the Gironde estuary and in marshland areas, some sectors are exposed to flooding or marine submersion. If a risk prevention plan applies, the ERP shows it.

Clay soils. Shrink-swell clay can crack a house. The plot's exposure is shown in the ERP.

Drainage. Many isolated houses are not connected to mains drainage. The off-mains sewage system inspection is carried out by the SPANC (local public sewage service) and must be less than 3 years old for a sale.
