33340 — Gironde
Civrac-en-Médoc is a small Médoc appellation wine village between Lesparre and the estuary marshes. About 70 km from our office in Mérignac, it is a town where CBDI regularly carries out every mandatory property survey, whether you are selling, letting or planning works.
Property surveys in Civrac-en-Médoc : what you need to know
Civrac-en-Médoc is a place of vineyards and hamlets. Older buildings dominate: stone village houses, winegrowers' houses with an adjoining wine store, barns converted into living space or holiday lets. Several wine estates group a main house with working buildings. Recent detached houses exist, but in small numbers, often at the edge of the hamlets.
A barn converted into a home raises specific questions. If the works or the original building predate 1 July 1997, the asbestos survey must cover the whole building, fibre-cement roof included. Houses built before 1 January 1949 need a CREP (lead report). Gas and electrical installations over 15 years old: inspection required. A holiday cottage let year-round falls under the loi Boutin and needs a DPE (Energy Performance Certificate); if rated G it has been banned from letting since 1 January 2025, and F will follow in 2028. Uninsulated stone walls often pull the rating down. Private septic systems are common in the hamlets. A termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address.
Depending on the property's location, the ERP (risk statement) may flag clay shrink-swell, common under the vineyards, and flooding for land close to the marshes. For a renovated barn, we tell you before the visit which documents help: works invoices, permit date, plans.
