Gas safety survey in Bordeaux

Report on the indoor gas installation for selling or letting, in Bordeaux and the Gironde.

The gas survey assesses the safety of a home's indoor gas installation: pipework, valves, connections, appliances and ventilation. Its purpose is to identify faults that create a risk of leaks, fire or carbon monoxide poisoning.

Mains gas in Bordeaux, propane tanks in the Médoc, bottled butane connected to a fixed installation: all are covered. CBDI, a property survey firm based in Mérignac, carries out your gas survey within 24/48 hours and sends the report within 48 hours.

When is a gas survey required?

A gas survey is mandatory when the indoor installation is more than 15 years old, counted from when it was installed or from its last certificate of compliance. It is required for a sale, as part of the technical survey file, and for a letting, attached to the tenancy agreement.

It applies to houses and flats alike, including the private part of a flat in a co-ownership building. An installation less than 15 years old with a certificate of compliance does not need a survey: keep that document safe.

What we check during the visit

The surveyor checks the condition of fixed pipework and looks for leaks. They inspect isolation valves, flexible hoses and their expiry dates, and how appliances are connected: boiler, water heater, hob, stove.

They check ventilation in rooms with appliances and the removal of combustion products, and measure carbon monoxide around appliances in use. Each fault is graded by severity. A serious and immediate danger means the supply is cut off, in liaison with the gas distributor.

How long is a gas survey valid?

For a sale, the gas survey is valid for 3 years. For a letting, it is valid for 6 years. The report must still be valid on the day the deed of sale or tenancy agreement is signed.

If you sell a let property, the survey carried out for the tenancy can only be used for the sale if it is less than 3 years old. We check your existing reports with you before booking a visit.

Bordeaux and Gironde buildings concerned

In Bordeaux's stone buildings, in the Chartrons, La Bastide or Caudéran, installations have often been altered in stages: old pipework, replaced boilers, relocated kitchens. Houses from the 1950s to the 1990s in Mérignac, Pessac, Talence and Bègles often still have their original installation.

In the Médoc, in Lacanau, Carcans or Hourtin, many timber houses and holiday homes run on tank propane. Around the Basin, on the right bank and in wine estate buildings, older installations or those little used in winter deserve a careful check.

Frequently asked questions : gas safety survey

My installation is less than 15 years old. Do I need a gas survey?

No, provided you can prove it. The certificate of compliance issued when the installation was created or fully renovated serves as evidence. Keep it with your sale or letting documents. Without it, the age of the installation is hard to establish, and a survey remains the safest way to protect yourself.

Does the gas need to be on during the visit?

Yes. The meter must be open and the appliances in working order so that the surveyor can check how they run and measure carbon monoxide. If the gas is off, for example in a holiday home closed for the winter, some checks will not be possible and the report will say so. Remember to turn the supply back on before we arrive.

Who pays for the gas survey?

For a sale, the seller, as the report is part of the technical survey file. For a letting, the landlord, who attaches it to the tenancy agreement. The gas survey is often carried out during the same visit as the electrical, asbestos or DPE surveys, which means fewer appointments and simpler planning.

What happens if faults are found?

The report grades each fault by severity. Most do not prevent a sale or a letting: they inform the buyer or tenant and guide repairs. If there is a serious and immediate danger, the supply to the appliance or the whole installation is cut off until a qualified professional has put it right.

How long does a gas survey take?

It depends on the number of appliances and the length of pipework to follow. A simple installation with a boiler and a hob is quick to check. A house with several appliances, a tank and a garage takes longer. Make sure we can reach the meter, the boiler and every connected appliance.
