Property surveys in Arcachon : what you need to know

Arcachon has a very distinctive housing stock. The Ville d'Hiver is lined with late 19th-century seaside villas, with wooden trim, ornate balconies and decorated facades. The Ville d'Été holds townhouses and older buildings. The seafront and several districts saw blocks of flats built in the 1960s and 1970s, mostly in co-ownership and often used as second homes.

A villa built before 1 January 1949 requires a CREP (lead report): old paint on joinery and railings is common. Post-war blocks whose building permit predates 1 July 1997 need an asbestos survey. Gas and electrical installations over 15 years old must be inspected. In co-owned buildings, the loi Carrez (floor area) measurement is mandatory for a sale. For a year-round let, plan for the loi Boutin living area and a DPE (Energy Performance Certificate): G-rated homes can no longer be let since 1 January 2025, with F to follow in 2028. A termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address, all the more so as timber is everywhere in these villas.
