Property surveys in Lège-Cap-Ferret : what you need to know

On the Lège-Cap-Ferret peninsula, buildings follow the landscape. On the Bay side, the oyster-farming villages keep their wooden huts and small fishermen's houses. Gas and electrical installations over 15 years old must be inspected. To let a property, you need a DPE (Energy Performance Certificate) and the loi Boutin living area: G-rated homes cannot be let since 1 January 2025, and F-rated homes will follow in 2028. In a shared building, the loi Carrez (floor area) is added to the file.

The ERP (risk statement) matters a great deal here. Depending on where the property stands, it may mention marine flooding on the Bay side, coastal erosion on the ocean side and forest fires in the pine woods.
