Property surveys in Lamarque : what you need to know

Lamarque is known for its small port and the Lamarque–Blaye ferry, which links both banks of the estuary. Around the landing stage, a few houses and buildings face the river. The village, set further back, has stone town houses, échoppes and winegrowers' houses. Haut-Médoc vineyards surround estates with wine stores. Recent detached houses fill the edges of the village.

Before selling an older village house, plan for a CREP (lead report) if it was built before 1 January 1949, and an asbestos survey if its permit predates 1 July 1997. For newer houses, the focus is often elsewhere: electrical and gas installations over 15 years old, and the DPE (Energy Performance Certificate). The DPE matters twice as much if you let: G-rated homes barred since 1 January 2025, F-rated from 2028. A house split into flats needs a loi Carrez (floor area) measurement for a sale and a loi Boutin one for a letting. Outside the village, have the off-mains drainage inspected.

Depending on where the property stands, the ERP (risk statement) may mention flooding and storm surge near the estuary and the port, as well as clay shrink-swell on the slopes.
