Property surveys in Macau : what you need to know

Macau marks the start of the Médoc wine country north of Bordeaux, on the left bank, near the point where the Garonne becomes the Gironde estuary. The village has stone town houses and échoppes, with a few houses facing the river. Haut-Médoc estates occupy the higher ground, the palus the waterside. Recent housing estates have grown up around the village.

The housing is mixed, and so are the reports. Village house built before 1 January 1949: CREP (lead report). Permit issued before 1 July 1997: asbestos survey, fibre-cement sheds and garages included. House on an estate: DPE (Energy Performance Certificate), ERP (risk statement), electricity and gas if the installation is over 15 years old. A village house split into units needs a loi Carrez (floor area) measurement for a sale and a loi Boutin one for a letting. Landlords should plan ahead: a G-rated home cannot be let since 1 January 2025, and an F-rated one will be barred in 2028.

Depending on where the property stands, the ERP may flag flooding and storm surge linked to the Garonne and the estuary, especially in the palus, as well as clay shrink-swell.
