Property surveys in Talais : what you need to know

Talais is an estuary village. The centre gathers low stone houses, farms and outbuildings, often old. Around it, marshes and meadows take up much of the land, with isolated houses and a few huts used for fishing or hunting. Recent building is limited: detached houses at the edge of the village and second homes owned by people drawn to the quiet.

Talais's older housing carries several obligations. A house built before 1 January 1949 requires a CREP (lead report). A renovation or extension approved before 1 July 1997 must be covered by the asbestos survey. Marsh humidity wears installations: gas and electrical systems over 15 years old are inspected. Sewage is mostly handled by private systems, with a SPANC inspection to provide. A termite inspection is required in municipalities covered by a prefectoral order: we check the status of your address. To let, a DPE (Energy Performance Certificate) and the loi Boutin living area are required. G-rated homes can no longer be let since 1 January 2025, F-rated homes from 2028.

Depending on the property's location, the ERP (risk statement) may flag flooding and marine flooding along the estuary, as well as clay shrink-swell, common in marsh soils. We work in Talais during our trips to Soulac and Le Verdon, which makes booking easier.
