Property surveys in Vendays-Montalivet : what you need to know

Vendays-Montalivet has two faces. Inland, the village of Vendays keeps old stone houses and more recent family homes. On the coast, Montalivet is a seaside resort: villas from the early days of tourism, holiday homes, small apartment buildings and co-owned residences near the seafront, plus many campsites. In the forest, timber builds are common.

In Montalivet, a flat in a residence is sold with its loi Carrez (floor area) measurement. A villa built before 1 January 1949 needs a CREP (lead report), and any property whose building permit predates 1 July 1997 needs an asbestos survey. Gas and electrical installations over 15 years old are inspected. Many houses are second homes, lightly heated and sometimes closed for part of the year: a termite inspection is required in municipalities covered by a prefectoral order, and we check the status of your address. To let all year round, you need a DPE (Energy Performance Certificate) and the loi Boutin living area. G-rated homes can no longer be let since 1 January 2025, F-rated homes from 2028.
