Property surveys in Léognan : what you need to know

Léognan lies at the heart of the Graves, within the Pessac-Léognan appellation. The area mixes vineyards, woodland and residential districts. Wine châteaux and their outbuildings sit alongside a village centre of old stone houses. Around them, housing estates from recent decades spread along the forest edge.

A village house or wine-estate outbuilding built before 1 January 1949 needs a CREP (lead report): old joinery and panelling often contain lead. For any building whose permit predates 1 July 1997, an asbestos survey is required, including sheds and annexes in fibre cement. Gas and electrical installations over 15 years old must be inspected. If the property is not connected to mains drainage, the septic system inspection must be included in the sale file. To let, you need a DPE (Energy Performance Certificate) and the loi Boutin living area: a G-rated home cannot be let since 1 January 2025, and an F-rated home will follow in 2028.
