Property surveys in Cestas : what you need to know

Cestas is a large forested municipality south-west of the Bordeaux area. Homes are grouped in the town centre and several hamlets, mostly detached houses on large wooded plots. The stock dates mainly from the 1970s to the 2000s, with newer estates and a few old Landes-style or stone houses in outlying areas.

Most houses from the 1970s to the 1990s have a building permit dated before 1 July 1997: an asbestos survey is mandatory before a sale. The rare houses built before 1 January 1949 also need a CREP (lead report). Gas and electrical installations over 15 years old are inspected, and off-mains drainage has its own inspection where homes are not connected. To let, the loi Boutin living area and the DPE (Energy Performance Certificate) are required; since 1 January 2025 a G-rated home is banned from letting, and F-rated homes will be from 2028.
