Property surveys in Canéjan : what you need to know

Canéjan is a residential municipality on the edge of the Landes forest. Housing is mainly detached houses on wooded plots, built largely from the 1970s onwards, with successive estates up to recent developments. The old village centre is modest and there are few blocks of flats.

Most houses from the 1970s to the 1990s have a building permit dated before 1 July 1997: an asbestos survey is therefore mandatory on a sale. A CREP (lead report) only concerns the rare homes built before 1 January 1949. Gas and electrical installations over 15 years old must be inspected, which covers a large part of the stock. Houses of this generation often have weak original insulation: the DPE helps target worthwhile work. In co-ownership, the loi Carrez (floor area) measurement is still due. Depending on the property's location, the ERP (risk statement) may mention wildfire for houses near the forest and clay shrink-swell. Canéjan is right next to our usual area: we work there without any particular delay.
